Vacation Home in the Philippines: Tagaytay, Baguio or Beach

Vacation home in the Philippines: condos at ₱70,600 per sqm in Tagaytay, ₱57,200 in Baguio, ₱65,000 on Mactan, with upkeep, climate and rental income.

Vacation Home in the Philippines: Tagaytay, Baguio or Beach

A vacation home in the Philippines is bought for the weekends and paid for all year, which is why the choice between the three classic options, the Tagaytay ridge, the Baguio mountains and a beach, should start with what each one costs when you are not there. Our listing price sample puts the three on the same scale: condos ask about ₱70,600 (about $1,120 / €1,010) per square meter in Tagaytay, ₱57,200 (about $911 / €815) in Baguio and ₱65,000 (about $1,040 / €926) on Mactan Island, while a house sells for a median of ₱25 million (about $398,000 / €356,000) in Tagaytay, ₱20 million (about $319,000 / €285,000) in Baguio and ₱4.7 million (about $74,900 / €66,900) in Lapu-Lapu. This guide compares the three on price, distance, climate, upkeep and the rent a unit can earn when the family is at home, and ends with the checks that apply to all of them.

Tagaytay: the weekend place with a view

Tagaytay is the one market in the country where buyers pay for weather. The ridge sits 600 meters above Taal Lake, about ninety minutes from Makati on a good day, and the condominiums there sell to families who want a weekend place with a view, to retirees who want cool air within reach of the city's hospitals, and to investors who rent to both. Our price index for the city shows condos at ₱70,607 (about $1,120 / €1,010) per square meter to buy on eight sale listings and ₱741 (about $12 / €11) per square meter a month to rent on three, and houses in our sample list at a median of ₱25 million (about $398,000 / €356,000) on five listings.

The trade offs are specific. Units are small, because buyers pay for the climate and the view rather than the floor area. The rental side is thin and seasonal: a long term tenant pays about ₱20,000 (about $319 / €285) a month for a one bedroom in our listings, and short stay income depends on the estate allowing it and on the weekend crowd. The same fog that sells the place grows mold in a closed unit, so a Tagaytay weekend home needs a dehumidifier running or a caretaker who opens the windows. Our guide to condos in Tagaytay names the buildings and the people each one suits.

Baguio: the mountain home that can pay for itself

Baguio is higher, colder and farther: several hours by road from Manila rather than a morning's drive. Its advantage as a second home is the second tenant. Four universities pull tens of thousands of students into the city every year, and well located units carry a short term rental angle on top of long term student demand, as our guide to buying a condo in Baguio explains. A unit that houses students in term time and tourists on holiday weekends can cover its dues and more, which no Tagaytay condo reliably does.

The prices are the lowest of the three for condos, ₱57,157 (about $911 / €814) per square meter on twelve sale listings in our index, with rents at ₱894 (about $14 / €13) per square meter a month on a single listing, so treat the rent figure as a pointer rather than a benchmark. Houses in our Baguio sample list at a median of ₱20 million (about $319,000 / €285,000) on six listings. The costs are the climate's: damp, steep roads, and a city that fills to bursting on long weekends.

The beach: cheapest for a house, most rules to read

Mactan is the beach option with the most data behind it, because Lapu-Lapu City packs more than twenty resort style condominium projects along its shoreline. Our price index puts the island at ₱65,000 (about $1,040 / €926) per square meter to buy and ₱583 (about $9.3 / €8.3) per square meter a month to rent, a gross yield of 10.8% on the index medians, and the sample shows condos selling at a median of ₱4.04 million (about $64,400 / €57,500) on six listings, houses at ₱4.7 million (about $74,900 / €66,900) on seven, and fifteen condo rentals at a median of ₱30,000 (about $478 / €427) a month. Our guide to beachfront condos in Mactan walks the shoreline building by building, including the house rules that decide whether nightly letting is allowed at all.

A beach house on its own lot is a different purchase. Land on Panglao lists at a median of ₱6.9 million (about $110,000 / €98,300) on two listings, about ₱6,100 (about $97 / €87) per square meter, and a beachfront lot in Mulanay, Quezon, at ₱2,500 (about $40 / €36) per square meter; houses in Nasugbu, Batangas, list at a median of ₱8 million (about $127,000 / €114,000) on three listings. The beach itself is never part of the deal: the foreshore belongs to the State and a public easement runs along the shore inside the lot, so a share of every beachfront parcel stays open and unbuilt. Our guide to beachfront property explains the widths and the foreshore rules, and salt air, storms and a caretaker's wages are the running costs that a mountain home does not have.

Comparing the three

On price per square meter, Baguio is the cheapest condo market and Tagaytay the dearest; for a house the beach wins by a wide margin, at a fifth to a quarter of a Tagaytay or Baguio median. On distance from Manila, Tagaytay wins outright, Baguio is several hours each way, and Mactan is a flight. On climate, Tagaytay and Baguio sell cool air and pay for it in damp; Mactan sells the sea and pays for it in salt and typhoon season. On income when you are away, Baguio's students and Mactan's tourists both beat Tagaytay's weekenders, with two caveats: short stays depend on the building's rules in every case, and the rent figures for Tagaytay and Baguio rest on one to three listings, too few to compute a yield worth quoting. On resale, Tagaytay and Baguio draw buyers from Metro Manila who want the same thing you did, while a beach unit's resale depends on tourism and on the pool of overseas buyers.

A simple rule falls out of the numbers. Buy in Tagaytay if you will use the place often and do not need it to earn. Buy in Baguio if you want the home to cover its own costs through students. Buy on the beach if you want a house on a tight budget or the rental yield is the point, and accept that you will visit by plane.

Checks that apply to all three

Count the running costs before the purchase price: association or condominium dues, a caretaker where the home stands empty, the yearly real property tax, and insurance, which for a typhoon exposed coast or a hillside means reading what fire, flood and earthquake cover exclude, as our guide to home insurance sets out. Read the house rules on short stays before you count any rental income. For a lot, check the title and the easements; for a condo, the dues and the reserve fund. And compare the asking price against the live medians on our price per square meter tool, since second home markets are thin and a single listing can move the number.

Foreign buyers can own the condo in any of the three places, within the 40% cap per building, but not the lot under a beach house, a point our guide to the best places to retire returns to when it ranks the same towns for a permanent move. Current condos in Tagaytay and condos in Lapu-Lapu, and Baguio's on its city page, are listed with prices and building pages.

This article is general information, not investment advice. All prices are median asking figures from BalayHub's listing price sample and price index as of October 2026, on small samples in several cases, so verify current listings before you decide.

Dollar and euro figures are approximate conversions at ₱62.8 per US dollar and ₱70.2 per euro (ECB reference rates, 2026-10-13).

Frequently asked questions

Where is the best place to buy a vacation home in the Philippines?

It depends on how you will use it. Tagaytay is ninety minutes from Makati with cool air and a view, and suits owners who will visit often and do not need rent. Baguio has students and tourists who can cover a unit's costs. A beach, with Mactan the best documented, is by far the cheapest for a house and earns a gross index yield of 10.8%, at the price of a flight to get there and salt, storms and a caretaker to maintain it.

How much does a vacation home cost in Tagaytay, Baguio or Mactan?

From BalayHub's listing price sample and price index as of October 2026: condos ask about ₱70,600 (about $1,120 / €1,010) per square meter in Tagaytay, ₱57,200 (about $911 / €815) in Baguio and ₱65,000 (about $1,040 / €926) on Mactan Island; houses list at a median of ₱25 million (about $398,000 / €356,000) in Tagaytay, ₱20 million (about $319,000 / €285,000) in Baguio and ₱4.7 million (about $74,900 / €66,900) in Lapu-Lapu. Land on Panglao lists at about ₱6,100 (about $97 / €87) per square meter and one in Mulanay, Quezon, at ₱2,500 (about $40 / €36). Samples are small, so check current listings.

Can a vacation home pay for itself through rent?

Sometimes. In Baguio a unit near the universities houses students in term time and tourists on long weekends, the strongest combination of the three. On Mactan our price index shows a gross yield of 10.8% on the deepest rental sample of the three, but nightly letting depends on each building's rules. In Tagaytay rental demand is thin and seasonal, with a long term one bedroom at about ₱20,000 (about $319 / €285) a month, so treat income there as a bonus.

Can a foreigner buy a vacation home in the Philippines?

A condominium unit, yes, in any of the three places, within the 40% foreign ownership cap of each building. Land cannot be owned by a foreign individual, so a beach house on its own lot or a house on a Tagaytay or Baguio lot is not available to a foreigner in his or her own name. The same limits apply to a permanent move, as our guide to retiring in the Philippines explains.
