Condos in Tagaytay sit on a ridge 600 meters above Taal Lake, ninety minutes from Makati on a good day, and they sell to three kinds of people: families who want a weekend place with a view, retirees who want cool air within reach of the city, and investors who rent to both. The buildings, from the highway to the pine forest

Wind Residences by SMDC on Aguinaldo Highway is the biggest address: a 15 hectare estate of ten towers around 20 floors with Taal views, a heated indoor pool and a sky lounge, next to Sky Ranch and Ayala Malls Serin. Listed one bedrooms of 34 to 36 square meters ask ₱4.85 million to ₱5.5 million (about $77,600 to $88,000 / €66,800 to €75,800), roughly ₱135,000 to ₱160,000 (about $2,160 to $2,560 / €1,860 to €2,200) per square meter, according to a pre selling summary of the project, and the estate's rental program has been marketed at yields around 4 percent. Wind Residences and its leisure sibling Cool Suites, 707 units of studios around 23 square meters, are the towers you see from the road.

Avida's Serin West, 13 floors and 461 units completed in 2017 beside Ayala Malls Serin, and Alveo's Kasa Luntian, six low rise buildings on the Tagaytay Calamba road turned over the same year with resale units around ₱5.5 million to ₱20 million (about $88,000 to $320,000 / €75,800 to €275,000), are the Ayala group's answer for buyers who want a quieter compound than the highway towers. Crown Asia's Pine Suites on Bonifacio Drive offers studios of 21 to 23 square meters and two bedrooms of 48 to 51, and Sta. Lucia's Splendido Taal Towers, four mid rise buildings inside a golf community on the Laurel side, is the golf option.

At the top sits Crosswinds, Brittany's pine forest estate on the Tagaytay Calamba road in Iruhin Central, where Alpine Villas are six to eight storey mid rise buildings named Bernese, Brienz, Blanc and Biel with studios from 30 square meters and one bedrooms from 32, according to Brittany's project page, sold as a Swiss style resort with concierge, pool and clubhouse. Alpine Villas sells the forest and the branding, and prices it above the highway towers.

What the prices mean against Manila

Per square meter, Tagaytay's ₱135,000 to ₱170,000 (about $2,160 to $2,720 / €1,860 to €2,340) is Ortigas money, and the comparison is the point. A buyer paying that for a 35 square meter one bedroom is paying for the climate, the view and the drive, not for the floor area, which is why units here are small and why resale demand depends on the weekend market staying strong. The rental side is thin and seasonal: a long term tenant pays ₱20,000 (about $320 / €275) in our listings, and the short stay income that the marketing promises depends on the estate allowing it, on the weather, and on the Sky Ranch and Serin crowd that thins on weekdays. Compare the asking price with a Metro Manila unit of the same size on the price per square meter tool before you decide that the view is worth it.

The questions the view does not answer

Weather cuts both ways. Fog and cool air are the reason to buy, and the same humidity means mold in closed units, so a weekend home needs a dehumidifier running or a caretaker who opens it. Association dues in the resort estates carry the pools and the lounges and are high per square meter for units this small. Traffic on Aguinaldo Highway and the Sta. Rosa Tagaytay road on Saturday morning and Sunday evening adds an hour each way in peak season, which is the real commute. Taal Volcano is a live neighbor: its 2020 eruption emptied the ridge for weeks, and the Philippine volcanology institute's alert level is a factor in insurance and in short stay bookings. And short stay rules differ by building, so if the plan is Airbnb income, get the association's policy in writing before reserving.

Who Tagaytay suits, and who it does not

It suits a family in Metro Manila or Cavite that will use the unit twice a month and wants the same two bedroom for years, a retiree who wants a cool base within reach of hospitals in Sta.
