Beachfront condos in Mactan are the one kind of seaside property in the Philippines that a buyer can own outright, finance with a bank, and rent to strangers without owning a single square meter of sand. Lapu-Lapu City packs more than twenty resort style condominium projects along the Mactan shoreline, from Maribago's hotel strip to the newer estates near the airport, and our price index puts the island at about ₱65,000 (about $1,040 / €911) per square meter to buy against ₱583 (about $9.3 / €8.2) per square meter a month to rent (index figures that cover the whole island, inland units included), a gross yield of 10.8% that tops every city we track. What a Mactan condo costs

Our listing price sample for Lapu-Lapu is modest, fifteen sale price points and thirteen rentals in the third quarter of 2026, so read the figures as a range rather than a rule. Studios list from ₱1.95 million (about $31,100 / €27,300) for a furnished 24 square meter unit at Saekyung Marigondon Residences to ₱4.6 million (about $73,300 / €64,500) for 26.8 square meters at Amani Grand Resort Residences in Pusok, with a ₱3.48 million (about $55,500 / €48,800) studio in Basak in between. One bedrooms run from ₱5.9 million (about $94,000 / €82,700) for a furnished 41 square meter unit near the airport to ₱8.5 million (about $135,000 / €119,000) for a 66 square meter corner unit with sea view at Tambuli Seaside Living.

Developer pricing sits in the same bands. Saekyung Ocean Residences, a pre selling beachfront project of four 16 storey towers and about 3,171 units on the west coast, quotes around ₱2.8 million (about $44,600 / €39,300) for a 29 square meter studio up to about ₱9.8 million (about $156,000 / €137,000) for a 92 square meter three bedroom. At Sotogrande Hotel and Residences, the Sta. Lucia condotel in Vistamar Estates, studios of 31 to 38 square meters change hands at ₱3.5 million to ₱6 million (about $55,800 to $95,600 / €49,100 to €84,100). At the top, The Reef Residences lists condotel units of 34 to 40 square meters from about ₱4.2 million (about $66,900 / €58,900) and large suites at prices that reach ₱125 million (about $1.99 million / €1.75 million).

Per square meter, then, Mactan's beachfront runs from roughly ₱80,000 (about $1,270 / €1,120) in the older estates to ₱130,000 to ₱170,000 (about $2,070 to $2,710 / €1,820 to €2,380) in the branded new towers, still below Cebu City's ₱109,000 (about $1,740 / €1,530) median for a plain city unit, and a fraction of what a titled beach lot on Panglao or Moalboal costs once you add a house; our guide to beachfront property in the Philippines makes that comparison and explains why the beach itself is never part of the deal.

The buildings, by shoreline

Maribago is the established hotel strip on the east coast, and Tambuli Seaside Living is its largest residential address: six beachfront towers by Tytans Properties completed between 2018 and 2024, from 10 to 21 storeys, with studios to two bedrooms and the deepest resale and rental market on the island. The Reef, a two tower condo and condotel by Land Caster Estates, sits in the same barangay with a designer pedigree and the highest prices.

Rockwell's Aruga Resort and Residences is the low density option: 22 storeys, 150 units and a 200 meter private beachfront, aimed at buyers who want the Rockwell name and a hotel operator on site. Nearby, Cebu Landmasters' Costa Mira Beachtown adds about 160 meters of private shoreline with turnover set for 2026.

The Mactan Newtown, Megaworld's township near the airport, holds Positano Mactan (301 units, 17 storeys), One Pacific Residence, 8 Newtown Boulevard and One Manchester Place, with beach access on the estate rather than at each tower and a ready pool of office and hotel tenants. AmiSa Private Residences by Robinsons Land, 474 studio and one bedroom units completed in 2013, is the older beachfront community for buyers who prefer a settled building to a pre selling promise.

At the affordable end, Royal Oceancrest Mactan by Primary Homes brings 952 units in 15 storeys near the airport, Plumera Mactan by Johndorf offers 2,112 studios, and Soltana Nature Residences by Taft Properties 289 units in an eco themed community. What the units earn

The rental sample is where Mactan separates from the Metro Manila resort market. Long term one bedroom rents run from ₱13,500 (about $215 / €189) in Marigondon to ₱100,000 (about $1,590 / €1,400) for a 126 square meter corner unit at The Reef, with a median of ₱30,000 (about $478 / €421) a month; furnished one bedrooms at Tambuli ask ₱40,000 to ₱52,000 (about $637 to $829 / €561 to €729), a Plumera one bedroom ₱19,500 (about $311 / €273), a sea view unit at Sotogrande ₱22,000 (about $351 / €308). Studios rent at ₱14,000 to ₱20,000 (about $223 to $319 / €196 to €280) and two bedrooms at ₱30,000 to ₱45,000 (about $478 to $717 / €421 to €631), at Royal Oceancrest and One Manchester Place.

Run the yield on a real pair. A ₱4.6 million (about $73,300 / €64,500) studio at Amani rented long term at ₱20,000 (about $319 / €280) a month grosses 5.2%. A Tambuli one bedroom bought at ₱8.5 million (about $135,000 / €119,000) and rented furnished at ₱45,000 (about $717 / €631) grosses 6.4%. The island's 10.8% index yield comes from the cheaper stock in Basak and Marigondon, where a ₱1.95 million (about $31,100 / €27,300) studio rented at ₱14,000 (about $223 / €196) grosses 8.6%, and from the mismatch between the units that sell and the units that rent, which flatters every provincial figure. Net of dues, furniture, utilities between tenants and the property tax, expect two to three points less, and check the current medians on the price per square meter tool before you commit to any of these numbers.

Short stay: the rule that decides the yield

The tempting version of the Mactan investment is nightly letting to tourists, and it is the version most likely to disappoint. Every project sets its own policy: the condotel buildings, Sotogrande and The Reef among them, are built for it and run a rental pool with the operator taking a share, while many residential towers ban stays under a month or require registration of every guest. Where short stay is allowed, budget for the costs that a long term lease does not carry: furnishing and linen, cleaning between guests, utilities, the platform commission, a local host, and the empty weeks of the rainy season. Owners in our experience who treat the unit as a long term rental with occasional personal use tend to be happier than those who bought a hotel room without the hotel.

Checks specific to the island

Confirm which towers are truly on the beach and which have beach access through the estate, because the price gap between the two is large and the listings blur it. Ask for the association dues per square meter; resort amenities, pools and beach maintenance push them above city levels.
