How buying from abroad works

  1. Set your budget with the affordability calculator and shortlist homes within it.
  2. Contact sellers through BalayHub once you’ve created a verified account.
  3. Do your due diligence: titles, taxes, and the building’s foreign-ownership status for condos.
  4. Authorize a trusted relative with a Special Power of Attorney (SPA) to sign on your behalf, or fly in to close.

This is general information, not legal advice. Confirm the details with a licensed Philippine attorney or broker before you transact.

Frequently asked questions

Can an OFW buy property in the Philippines while abroad?

Yes. Filipino citizens, including OFWs, can buy land, houses and condominiums. You can complete much of the process remotely, often by giving a trusted relative a Special Power of Attorney (SPA) to sign on your behalf.

Can foreigners own property in the Philippines?

Foreign nationals cannot own land, but they can own condominium units as long as foreign ownership in the building stays within the 40% limit. Long-term land leases are also possible.

How do I avoid scams when buying from abroad?

Never send money before verifying the property and the seller. On BalayHub, ask for documents, use the on-platform tools, and prefer claimed/verified listings. Read our guides on spotting fake listings.

Can I see prices in US Dollars or Euros?

Yes. Every listing on BalayHub shows the price in Philippine pesos plus US Dollars and Euros at the daily exchange rate, and our affordability calculator turns your budget into a peso price ceiling.
