An online classifieds marketplace for Philippine real estate.

BalayHub is built around a simple model: sellers list, buyers browse, the two talk directly. We provide the hosting and the search tools. We do not value properties, negotiate on anyone's behalf, take commission on sales, recommend agents, or guarantee any transaction.

This is what the law in the Philippines calls a classifieds platform — comparable to newspaper property ads, with better search and a moderated quality bar. We operate under Section 30 of Republic Act No. 8792 (Electronic Commerce Act), which protects intermediaries who host user-supplied content. We are NOT a real-estate broker, salesperson, appraiser or developer under Republic Act No. 9646 (RESA), and our staff does not hold a PRC licence in any of those capacities.

Who can post: private property owners selling or renting their own homes, and PRC-licensed brokers / salespersons / DHSUD-registered developers acting within their licence. Every professional account is verified by an admin against the official registry (verification.prc.gov.ph or the equivalent DHSUD / SEC portal) before its listings get the corresponding badge.

What we do not do: we do not advise on prices, we do not put buyers in touch with sellers manually, we do not take a percentage of any sale, and we do not appear as a party in any transaction. The buyer and seller are always free to walk away and to choose their own legal counsel.

Important — what our review covers. When a listing goes through our queue, our team only checks the quality of the images and the readability of the text. We do not verify property titles, we do not verify that the seller is the registered owner, and we do not verify the truthfulness of any claim in the listing. Those responsibilities lie entirely with the user who publishes — the seller declares at submission that they hold the right to publish and that the content is lawful and accurate. We are a hosting service, not an auditor of real-estate titles.

Every submission passes through a quality check before going public. We review for completeness and obvious abuse — we do NOT verify titles, certify ownership or vouch for prices.

Every listing makes clear who posted it: a private owner or a verified PRC-licensed professional. Visitors deal directly with the seller — BalayHub never mediates.

Direct messaging

Buyers and sellers talk to each other on-platform. We do not introduce, refer or recommend; we host the channel and step back.
