Condo Price per Square Meter Taguig and BGC: 2026 Guide

Taguig is the city where the same square meter can cost ₱90,000 (about $1,430 / €1,240) or ₱600,000 (about $9,560 / €8,290) depending on which side of C5 you stand on, so a single average tells you very little. The condo price per square meter Taguig buyers actually face runs in four bands, from the DMCI mid rises in Acacia Estates to the ultra luxury towers on the Fort's western edge, and knowing which band a listing belongs to is the fastest way to tell a fair price from an ambitious one. This guide gives the current medians from our listing price sample, the bands by district, the rents that go with them and the arithmetic to turn a per square meter figure into a real budget.

The citywide number and why it misleads

Our price index for Taguig puts the median asking price at about ₱198,000 (about $3,160 / €2,740) per square meter to buy, from 17 sale price points, and ₱987 (about $16 / €14) per square meter per month to rent, from 45 rental price points in the third quarter of 2026. That makes Taguig the most expensive city in our index by a wide margin, ahead of Makati's prime districts on the rental side and roughly double Quezon City or Mandaluyong on the sale side.

The median hides the spread. In the same sample a 60 square meter two bedroom at Cedar Crest in Acacia Estates asked ₱5.5 million (about $87,700 / €76,000), or ₱92,000 (about $1,470 / €1,270) per square meter, while a 125 square meter two bedroom at Arya Residences in BGC asked ₱40 million (about $638,000 / €553,000), or ₱320,000 (about $5,100 / €4,420) per square meter. Same city, same bedroom count, a three and a half times difference in price per square meter. The four price bands, district by district

The first band is Acacia Estates and the C5 corridor, DMCI territory: Cedar Crest, Maple Place, Mulberry Place, Rosewood Pointe, Royal Palm and Alder Residences. Asking prices in our sample run from about ₱90,000 to ₱120,000 (about $1,430 to $1,910 / €1,240 to €1,660) per square meter, with a 63.5 square meter two bedroom at Maple Place listed at ₱7.3 million (about $116,000 / €101,000). This is where families buy two and three bedrooms in Taguig at Quezon City prices, ten minutes from BGC by car.

The second band is McKinley Hill, McKinley West and Forbes Town, the Megaworld townships, plus the older BGC towers. Here the sample runs from about ₱150,000 to ₱290,000 (about $2,390 to $4,620 / €2,070 to €4,010) per square meter: a 128 square meter two bedroom at McKinley Garden Villas at ₱21 million (about $335,000 / €290,000), a 131 square meter three bedroom at Tuscany Private Estates at ₱19.5 million (about $311,000 / €269,000), a 98 square meter two bedroom at 8 Forbes Town Road at ₱26 million (about $414,000 / €359,000), and one bedroom resales at Forbeswood Parklane at ₱8 million to ₱8.7 million (about $128,000 to $139,000 / €111,000 to €120,000). A foreclosed 48 square meter two bedroom at Forbeswood Heights at ₱8.84 million (about $141,000 / €122,000) sits in the same band and shows where the bargains in BGC actually come from.

The third band is the BGC core, from High Street to Uptown: ₱260,000 to ₱350,000 (about $4,140 to $5,580 / €3,590 to €4,840) per square meter. A 58 square meter two bedroom at Madison Park West asked ₱16.2 million (about $258,000 / €224,000), a 75 square meter unit at Forbeswood Parklane ₱22 million (about $351,000 / €304,000), and a renovated 38.5 square meter one bedroom at Park McKinley West ₱13.5 million (about $215,000 / €187,000), which works out to ₱351,000 (about $5,600 / €4,850) per square meter for a small, finished unit in a new tower.

The fourth band is the ultra luxury row: Aurelia Residences by Shang Robinsons publishes indicative pricing of ₱430,000 to ₱500,000 (about $6,850 to $7,970 / €5,940 to €6,910) per square meter, and a 282 square meter three bedroom in its West Tower is listed at ₱175 million (about $2.79 million / €2.42 million), or about ₱620,000 (about $9,880 / €8,570) per square meter. Park Cascades in Arca South, at ₱25.3 million to ₱60 million (about $403,000 to $956,000 / €350,000 to €829,000) per unit, and the Grand Hyatt and Shangri-La residences belong to the same conversation. At this level the price per square meter is a brand statement, and the comparison that matters is with Makati's Rockwell and Salcedo rather than with the rest of Taguig.

What each band buys you, in total

Applied to typical layouts, the bands turn into budgets. A 30 square meter studio costs about ₱3 million (about $47,800 / €41,500) in Acacia Estates and ₱9 million (about $143,000 / €124,000) in the BGC core. A 40 square meter one bedroom runs ₱4 million to ₱4.8 million (about $63,800 to $76,500 / €55,300 to €66,300) in the first band, ₱6 million to ₱11.6 million (about $95,600 to $185,000 / €82,900 to €160,000) in McKinley and Forbes Town, and ₱10.4 million to ₱14 million (about $166,000 to $223,000 / €144,000 to €193,000) in the core. Rents: the numbers investors care about

The rental sample is larger and cleaner than the sale sample, because Taguig is the most rented city in the metro. The median asking rent is ₱35,000 (about $558 / €484) a month for a studio of about 36 square meters, ₱40,000 (about $638 / €553) for a one bedroom of 40 square meters, ₱80,000 (about $1,280 / €1,110) for a two bedroom of 84 square meters and ₱130,000 (about $2,070 / €1,800) for a three bedroom of 130 square meters, with the citywide median at ₱987 (about $16 / €14) per square meter per month. Those figures are dominated by BGC and McKinley; an unfurnished DMCI two bedroom in Acacia Estates rents for far less.

The yield arithmetic follows. A one bedroom bought at ₱280,000 (about $4,460 / €3,870) per square meter and rented at ₱1,000 (about $16 / €14) per square meter per month grosses about 4.3% a year before dues, taxes and vacancy. The same unit type in Acacia Estates bought at ₱110,000 (about $1,750 / €1,520) and rented at ₱600 (about $9.6 / €8.3) per square meter grosses about 6.5%. Taguig's premium districts are a capital preservation play with a modest yield; the C5 side is where the yield lives. How to read a Taguig asking price

Three checks settle most cases. Divide the price by the floor area and place the result in a band; a ₱250,000 (about $3,990 / €3,450) per square meter figure is fair in Uptown and expensive on the C5 side. Ask whether the floor area includes the balcony and parking, because in BGC a parking slot alone can add ₱1.5 million to ₱3 million (about $23,900 to $47,800 / €20,700 to €41,500) and is often quoted separately. And ask about the dues, which in the amenity heavy towers run high enough to change the yield by a full percentage point.
