Capitol Commons: the Ortigas Land tower cluster

Capitol Commons is the estate Ortigas Land built on the old Capitol site beside Estancia mall and Unimart, and it holds the tallest residential towers in Pasig. The Imperium, 62 floors and 233 units completed in 2019, is the low density flagship: few units per floor, large layouts, the address people quote when they mean Capitol Commons. The Royalton rises 64 floors next to it with a broader mix, and Maven, also 62 floors, spans units from 24 to 115 square meters, which makes it the tower where a premium studio or one bedroom is possible without paying Imperium money. Empress, 56 floors with smart home fittings and frontage on the estate's central park, is the newest of the set.

The appeal is the estate itself: a walkable block with the mall, the park, the supermarket and offices, five minutes from Ortigas Center and ten from Kapitolyo's restaurants. The trade off is that the towers share one address and one resale pool, so a unit competes with its neighbors when you sell.

Ortigas Center: the Galleon and the newer towers

Ortigas Center proper, on the Pasig side of the business district, has moved upmarket with Residences at The Galleon, an Ortigas Land tower of 51 floors and 509 units on ADB Avenue that runs from studios to bi level penthouses above an office and retail podium. Bridgetowne and C5: the newest premium address

Bridgetowne, the Robinsons estate that straddles the Pasig and Quezon City border on C5, is where the newest premium product sits. The Velaris Residences, a 45 floor tower by RLC Residences with Hongkong Land, is ready for occupancy with one bedrooms from about ₱12.7 million (about $203,000 / €175,000) and penthouses up to ₱48.7 million (about $779,000 / €671,000), an onsen style infinity pool and smart home systems throughout; it is the first of three planned towers.
