The shortlist below is grouped the way people actually shop, with the developer behind each building so you know whose construction, dues culture and resale market you are buying into. Treat it as a working list, not a ranking; prices move, so check any tower against live listings before deciding.

BGC core and High Street: the Ayala blue chips

The most established addresses sit around Bonifacio High Street, and Ayala Land Premier built most of them. One Serendra and the Two Serendra towers (Meranti and Sequoia, up to 53 floors) are the garden-estate benchmark. The Gallery Place pair, East and West at 51 and 49 floors, and The Suites at One Bonifacio High Street are the newer premium tier. Pacific Plaza Towers (53 floors) remains the old-money resale classic. These trade at the top of the Taguig band, around ₱200,000 per sqm citywide median and well above it here, and hold value accordingly.

Uptown Bonifacio: the Megaworld township

The northern end of BGC is a one-developer town. Megaworld's cluster runs from rental workhorses to design flagships: Uptown Parksuites (50 floors), Uptown Ritz Residences, One Uptown Residence (45 floors), the artsy Uptown Arts Residence and the newer Uptown Modern at 54 floors. Investors like Uptown for the mall-and-office footfall; end-users should visit at rush hour and decide how they feel about the density.

Grand Central Park: Federal Land's quarter

North BGC's other big estate belongs to Federal Land: Times Square West (43 floors, 738 units), Park Avenue, Madison Park West (43 floors, 666 units), the branded Grand Hyatt Manila Residences (50 floors), and The Seasons Residences (about 1,240 units, built with Nomura), whose Japanese fit-out is the district's current talking point. Central Park West is the accessible entry into the estate.

Forbestown and the Burgos Circle scene

Between BGC and Forbes Park, Megaworld again: Forbeswood Heights, Forbeswood Parklane (36 floors, 594 units), Eight Forbestown Road and The Bellagio (40 floors) ring Burgos Circle, the most walkable restaurant pocket in the district. Older stock here often prices below the BGC core while keeping the address.

McKinley Hill and McKinley West: themed estates, embassy neighbors

Across C5, Megaworld's themed townships offer BGC adjacency at a discount: the Venetian trio of The Venice Luxury Residences, The Viceroy and The Florence, plus Morgan Suites and Stamford Executive Residences for compact rentals. In newer McKinley West, Park McKinley West (25 floors) and the boutique St. Moritz Private Estate (98 units) lead. The area's older independents, One McKinley Place (43 floors) and Fairways Tower, are the value resales.

Acacia Estates: Taguig at half the price

The east side of C5 is DMCI Homes territory, and it is where families get the most floor area per peso in the city: Alder Residences (1,515 units), Royal Palm Residences (1,359 units), Rosewood Pointe (1,367 units), the low-rise Ivory Wood, Verawood and The Birchwood, plus Cypress Towers right on the C5 frontage. Arca South: the early-mover district

Taguig's next planned district is rising on the old FTI lot. Alveo leads with Park Cascades (18 floors, 231 units) and The Veranda; Avida covers the mid-market with One Union Place and Vireo. Buying here is a bet on the district building out, priced accordingly below BGC.

Rental-market workhorses

If the goal is tenants rather than a home: SMDC's Grace Residences (about 3,579 units) and Avida's BGC set, CityFlex Towers, Turf BGC, 34th Street and Verte, are the high-liquidity pools where units rent fast and resell on volume. Yields here beat the trophy towers; prestige does not.
