Townhouses in Quezon, Metro Manila

Quezon City is Metro Manila's largest and most affordable condo market, anchored by universities (UP, Ateneo), national government offices, hospitals and a big BPO base. Citywide condos average around ₱159,000 per square metre, but the range is wide: premium Vertis North (the city's new Ayala-led CBD) commands ₱200,000-₱330,000/sqm, the mature Eastwood City township runs ₱97,000-₱131,000/sqm, the Cubao/Araneta transit hub sits mid-market, and Fairview and Novaliches in the north offer sub-₱3M entry units with rent-to-own. Gross yields cluster around 5-6%, with the most resilient rental demand in Katipunan's student belt and Eastwood's BPO corridor. MRT-3, LRT-2 and the soon-to-open MRT-7 along Commonwealth anchor the city, in a 2026 buyer's market with real negotiating room.
