A 2-bedroom condo in Mandaluyong is the unit most families look for once a studio near the MRT stops being enough, and it is also the unit the city has the least of. Mandaluyong was built for renters: the towers along EDSA, Boni and Pioneer are packed with studios and one bedrooms, and the two bedroom stock is concentrated in a handful of DMCI, Century, Robinsons and Shang projects. That scarcity is why two bedroom prices here hold up better than the citywide average suggests. This guide puts real numbers on it, from our listing price sample and the buildings in our catalogue, and tells you which projects to look at first.

What a two bedroom costs in Mandaluyong

Our price index for Mandaluyong puts the median asking price at about ₱128,000 (about $2,040 / €1,760) per square meter to buy and ₱739 (about $12 / €10) per square meter per month to rent, from a small sample of five sale and fifteen rental price points in the third quarter of 2026. Two bedroom listings in the sample sit right on that line. A furnished 58.6 square meter two bedroom at Acqua Private Residences asked ₱7.5 million (about $119,000 / €103,000), which is ₱128,000 (about $2,040 / €1,760) per square meter. A 96 square meter two bedroom at Sonata Private Residences in Ortigas Center asked ₱13.3 million (about $212,000 / €183,000), or about ₱139,000 (about $2,210 / €1,910) per square meter, the Ortigas premium showing through.

Applied to typical layouts, that gives you the budget bands. A compact DMCI two bedroom of 52 to 56 square meters, the size at Kai Garden Residences, works out to roughly ₱6.7 million to ₱7.2 million (about $107,000 to $115,000 / €92,300 to €99,100) at the city median. A mid sized 70 to 77 square meter unit lands between ₱9 million and ₱10 million (about $143,000 to $159,000 / €124,000 to €138,000). The large Ortigas layouts of 90 to 111 square meters, at Sonata or BSA Twin Towers, run from ₱11.5 million (about $183,000 / €158,000) up. The exception is the older mid rise stock in Hulo: Suntrust Treetop Villas lists two bedroom resales in the ₱3.1 million to ₱3.5 million (about $49,300 to $55,700 / €42,700 to €48,200) range, a price you will not find for that unit type anywhere else this close to the Makati border.

On the rental side, the one two bedroom in our sample, 56.5 square meters at Sheridan Towers, was offered at ₱27,000 (about $429 / €372) a month, below what the citywide ₱739 (about $12 / €10) per square meter rate would imply for the size, which is about ₱41,000 (about $652 / €565). Read that as the range: ₱27,000 (about $429 / €372) for an unfurnished DMCI two bedroom on the Boni side, ₱40,000 (about $636 / €551) and above for a furnished unit in Ortigas or Greenfield. The buildings with real two bedroom stock

Start with DMCI Homes, because DMCI is the developer that kept building family units in Mandaluyong when everyone else went for studios. Kai Garden Residences on Boni Avenue is the clearest example: three towers, 2,984 units, ready for occupancy, with one, two and three bedroom layouts and two bedrooms of 52 to 56 square meters. Flair Towers and Sheridan Towers on the Highway Hills side, Tivoli Garden Residences on the Pasig River and Dansalan Gardens near Greenfield are the same formula in earlier vintages, all with a resort style podium and dues that stay reasonable. Sage Residences in Mauway, a 50 storey tower with units from 30 to 95 square meters and turnover set for February 2028, is the pre selling option in the same family.

For a riverside setting and a completed community, Acqua Private Residences by Century Properties has six towers finished in 2019 with dedicated two bedroom layouts, the Dettifoss type, and it is the building behind the ₱7.5 million (about $119,000 / €103,000) listing above. On the Ortigas side of the city, Sonata Private Residences by Robinsons Land offers one to four bedrooms in a 30 storey tower from 2014, BSA Twin Towers has 111 square meter two bedrooms in a 55 floor building, and One Shangri-La Place and Shang Residences at Wack Wack sit at the top of the market with two and three bedrooms for buyers who want the Shang name. Pioneer Pointe on Pioneer Street is worth a look for its two level loft style two bedroom suites, and The Olive Place on Shaw Boulevard, completed in 2024, offers studios to two bedrooms from about ₱3 million (about $47,700 / €41,300) for the smallest units.

Skip the buildings that simply do not have the unit. Light Residences, Urban Deca Towers EDSA and Gateway Regency Studios are studio and one bedroom towers by design, and Grand Central Residences has two bedrooms only as the occasional combined unit in rental listings.

Which corridor suits which family

Mandaluyong's two bedroom market splits along three lines, and the choice is mostly about commute and school runs. The Boni and Highway Hills side, with Kai Garden, Flair, Sheridan and the EDSA towers, gets you to Boni MRT and to the Makati side of EDSA fastest and gives you the largest choice at the ₱7 million (about $111,000 / €96,400) level. Hulo and the riverside, with Acqua, Tivoli and Treetop Villas, are quieter, closer to Makati by car through the Estrella bridge, and cheaper for the older stock. Checks before you sign

Two bedroom buyers in Mandaluyong should pay particular attention to three things. First, the floor plan: some "two bedroom" listings in the studio towers are combined units with a partition, and the second room may have no window. Second, the dues, which scale with the building's amenities and elevator count; a 2,000 unit DMCI community and a 200 unit Ortigas tower charge very different monthly bills for the same floor area. Third, the flood record of the specific street, since the low lying stretches near the river and along parts of Boni Avenue have a history that the higher ground in Wack Wack does not share.
