Condos in Las Piñas and Parañaque are the south's answer to a Metro Manila problem: a family or a young professional who works in Makati, BGC or the airport belt, wants a unit under ₱5 million (about $79,700 / €69,100), and would rather commute along the Skyway or Alabang Zapote Road than pay Taguig prices. Both cities sit at roughly ₱90,000 (about $1,430 / €1,240) per square meter in our price index, half of Makati and less than half of BGC, and between them they hold thirty of the buildings in our catalogue, most of them mid rise communities by DMCI, SMDC, Ayala's affordable brands and Megaworld's bay side projects. What the south corridor costs

Our price index puts Parañaque at a median of ₱90,000 (about $1,430 / €1,240) per square meter to buy, from 13 sale price points, and ₱435 (about $6.9 / €6) per square meter per month to rent, from 11 rental price points; Las Piñas sits at ₱89,265 (about $1,420 / €1,230) to buy and ₱396 (about $6.3 / €5.5) to rent, on a smaller sample of four and three. The listed units behind those numbers are compact and cheap by metro standards. At Asiana Oasis in Multinational Village a 18 square meter studio asked ₱3.41 million (about $54,400 / €47,100) and a 30 square meter one bedroom ₱4.86 million (about $77,500 / €67,200). Rents run from ₱13,000 (about $207 / €180) for a furnished one bedroom at Chateau Elysee in Bicutan to ₱25,000 (about $399 / €345) for a two bedroom at Asteria Residences in Sucat and ₱45,000 (about $717 / €622) for an 80 square meter two bedroom at Oak Harbor in the bay area, with the Parañaque two bedroom median at ₱25,000 (about $399 / €345). In Las Piñas the two rentals in the sample ask ₱15,000 and ₱18,000 (about $239 to $287 / €207 to €249).

Applied to typical layouts, a 25 square meter studio in the corridor costs about ₱2.3 million (about $36,700 / €31,800), a 35 square meter one bedroom ₱3.2 million (about $51,000 / €44,200) and a 55 square meter two bedroom about ₱5 million (about $79,700 / €69,100), before the premium that the bay side towers and the Alveo projects command. Parañaque: three markets in one city

Parañaque splits into three pockets that behave differently. The first is the Bicutan and Sucat side along the South Luzon Expressway, the DMCI and SMDC heartland: Asteria Residences, Siena Park, Arista Place, Raya Garden, Calathea Place, The Atherton and Spring Residences on the DMCI side, Chateau Elysee and Field Residences on the SMDC side, and Amaia Steps Sucat, Ayala's affordable eight storey community with about 1,632 units planned. This is where the ₱3 million to ₱5 million (about $47,800 to $79,700 / €41,500 to €69,100) family unit lives, with a car or the Skyway to Makati and a bus to BGC.

The second pocket is the airport and Aseana side: Oak Harbor Residences by DMCI near the Mall of Asia and the terminals, SMDC's Gold Residences across from Terminal 1, Woodsville Crest in Merville and Robinsons' stock around the airport. Buyers here are airline and hospitality staff, and investors renting to them; the rents are higher and so are the asking prices.

The third is the Bay City resort belt, Megaworld's Bayshore, Sunny Coast, South Beach Place and Gentry Manor and Century's Azure, where studio and one bedroom units are sold as resort living and short stay income. Las Piñas: fewer towers, more garden

Las Piñas has eight buildings in our catalogue and a different character: lower density, more DMCI garden communities and one true high rise cluster. Ohana Place, a five storey DMCI community of 738 units completed in 2017, Maricielo Villas near the Alabang Zapote junction and Sonora Garden Residences are the mid rise stock. Twin Residences, SMDC's twin 25 storey towers on Alabang Zapote Road beside Robinsons Place with 2,406 units, and South Residences next to SM Southmall are the tower option. At the top sit Alveo's Nuveo and Viento at Cerca, with studios to three bedrooms of 29 to 199 square meters, and Vista Land's COHO The Hermosa on the C5 Extension.

Las Piñas suits buyers who work in Alabang or Muntinlupa, who want a quieter street than Sucat, and who accept that the commute to Makati runs through Alabang Zapote Road traffic or the Skyway toll. The trade is a lower price per square meter and, in the DMCI communities, more open space per unit than anything in the Bicutan corridor.

Who each pocket suits

A first time buyer with a ₱3 million to ₱4 million (about $47,800 to $63,800 / €41,500 to €55,300) budget and a job in Makati should start in Bicutan and Sucat, where the Skyway makes the commute predictable. A couple working in Alabang should start in Las Piñas, where the same money buys a garden community rather than a tower. An investor should look at the airport side for tenants who stay, and treat the bay resort towers as a short stay business with the association rules read first. A family that needs three bedrooms will find the south corridor's mid rises among the few places in the metro where a three bedroom unit still sells below ₱8 million (about $128,000 / €111,000).

Checks specific to the south

Three questions decide most purchases here. Flooding first: parts of Parañaque and Las Piñas along the creeks and the bay are low lying, and the street matters more than the city; run the address through our flood check guide before the second visit. Traffic second: time the commute at 7 in the morning, not on a Sunday, and price the Skyway toll into the monthly budget if you drive. Dues third: the resort towers and the Alveo projects carry amenity heavy dues that change the yield, while the DMCI mid rises tend to be cheaper to run.
