Santorini at Sta. Lucia Residenze

Santorini is the second tower of Sta. Lucia Residenze, the Mediterranean themed complex behind Sta. Lucia East Grand Mall at Marcos Highway corner Felix Avenue in Cainta, on the Marikina border. Developed by Sta. Lucia Land and turned over around 2018, it rises 25 floors with a split personality by design: the middle floors operate as a condotel while the top ten are straight residential units.

Santorini gives a buyer two different products in one tower, and the difference matters. The condotel floors run as a hotel for a 15 year term under Sta. Lucia's hotel management group, with owners earning from the room pool and receiving 30 free room nights a year plus stays at the group's other hotels. The residential floors above behave like any condo. An investor choosing between them is really choosing between hotel economics and landlord economics, so read the enrollment terms before deciding which floor band to buy on.
