CONTRACT OF LEASE
This Contract of Lease is made by and between ______________, of ______________ (the "LESSOR"), and ______________, of ______________ (the "LESSEE").
1. PREMISES. The LESSOR leases to the LESSEE the property at ______________ (______________), to be used for residential purposes only.
2. TERM. ____ months commencing ____________, renewable upon mutual written agreement of the parties.
3. RENT & DEPOSIT. ₱__________ per month, payable on or before the __ day of each month. The LESSEE shall pay __ month(s) advance and __ month(s) security deposit. The deposit is refundable upon termination, less any unpaid bills or damage beyond ordinary wear and tear.
4. USE. The premises shall not be used for any unlawful purpose. The LESSEE shall not sublease or assign without the LESSOR's prior written consent.
5. UTILITIES & DUES. The LESSEE shall pay electricity, water, internet and association dues, unless otherwise agreed in writing.
6. REPAIRS. The LESSEE shall keep the premises clean and undertake minor repairs. Major structural repairs are for the account of the LESSOR.
7. DEFAULT. Upon non-payment of rent or breach of any term, the LESSOR may terminate this lease after due notice as required by law.
8. RETURN OF PREMISES. Upon termination, the LESSEE shall return the premises in good condition, ordinary wear and tear excepted.
9. GOVERNING LAW. This contract is governed by the laws of the Republic of the Philippines.
