CONVEYANCE. do hereby SELL, TRANSFER and CONVEY, absolutely and unconditionally, unto the BUYER, his/her heirs and assigns, the following property:

WARRANTY. The SELLER warrants that he/she is the absolute and registered owner; that the property is free from all liens, encumbrances and adverse claims; and that he/she shall defend the title against the claims of any person whomsoever.
TAXES & FEES. Capital Gains Tax and Documentary Stamp Tax shall be borne as agreed by the parties and as required by law; the transfer tax and registration fees are customarily for the account of the BUYER.
